價(jià)值工程在房地產(chǎn)住宅項(xiàng)目設(shè)計(jì)階段投資控制中的應(yīng)用研究

【摘要】:摘要:隨著我國(guó)經(jīng)濟(jì)快速增長(zhǎng),住房需求不斷提高,房地產(chǎn)企業(yè)間的競(jìng)爭(zhēng)也日益激烈。企業(yè)要在競(jìng)爭(zhēng)中具有生命力,就必須通過(guò)有效的成本控制來(lái)實(shí)現(xiàn)項(xiàng)目目標(biāo),提高經(jīng)濟(jì)效益。 價(jià)值工程是一門(mén)技術(shù)與經(jīng)濟(jì)相結(jié)合的現(xiàn)代化管理科學(xué)。設(shè)計(jì)是項(xiàng)目開(kāi)發(fā)的基礎(chǔ),設(shè)計(jì)方案上的不合理或缺陷都將造成項(xiàng)目投資的增加。本文希望利用價(jià)值工程的原理和方法,在滿(mǎn)足工程結(jié)構(gòu)及使用功能要求的前提下,對(duì)房地產(chǎn)住宅項(xiàng)目設(shè)計(jì)階段進(jìn)行科學(xué)分析,對(duì)各設(shè)計(jì)方案進(jìn)行選擇和優(yōu)化,提高項(xiàng)目功能和價(jià)值,進(jìn)行投資控制,進(jìn)而提高項(xiàng)目的投資效益。房地產(chǎn)是影響國(guó)民經(jīng)濟(jì)發(fā)展的重要因素,價(jià)值工程在房地產(chǎn)行業(yè)將有著廣闊的應(yīng)用前景。 本文首先對(duì)設(shè)計(jì)階段主要的投資控制方法進(jìn)行闡述與比較,選擇價(jià)值工程作為投資控制主要方法,介紹了價(jià)值工程在房地產(chǎn)住宅項(xiàng)目設(shè)計(jì)階段的應(yīng)用程序。 本文以“SF”項(xiàng)目開(kāi)發(fā)實(shí)例來(lái)驗(yàn)證價(jià)值工程在設(shè)計(jì)階段的科學(xué)性和實(shí)用性。首先介紹了項(xiàng)目背景,然后根據(jù)收集整理的信息進(jìn)行對(duì)象的選擇、功能系統(tǒng)分析,包括功能定義與整理,形成功能系統(tǒng)(FAST)圖,再進(jìn)行功能評(píng)價(jià),選擇價(jià)值系數(shù)V1的評(píng)價(jià)對(duì)象做進(jìn)一步的方案創(chuàng)造,創(chuàng)造出諸多具體可行的改進(jìn)或代用方案。最后,進(jìn)行方案實(shí)施和評(píng)價(jià),確保方案真正實(shí)施。這一系列環(huán)節(jié)構(gòu)成了價(jià)值工程應(yīng)用全過(guò)程。 通過(guò)實(shí)證研究得出結(jié)論,即在房地產(chǎn)住宅項(xiàng)目設(shè)計(jì)階段運(yùn)用價(jià)值工程,有利于投資控制,為企業(yè)創(chuàng)造利益,為顧客創(chuàng)造優(yōu)質(zhì)產(chǎn)品,能達(dá)到雙贏的目的。最后,本文進(jìn)行主要研究成果以及創(chuàng)新點(diǎn)的總結(jié),指出本文的不足,提出價(jià)值工程尚待進(jìn)一步研究的問(wèn)題。圖14幅,表10個(gè),參考文獻(xiàn)73篇。
[Abstract]:Absrtact: with the rapid growth of our economy and the increasing demand for housing, the competition among real estate enterprises is becoming increasingly fierce.In order to have vitality in competition, enterprises must achieve project objectives and improve economic benefits through effective cost control.Value engineering is a modern management science combining technology and economy.Design is the foundation of project development, and the unreasonable or defective design scheme will lead to the increase of project investment.This paper hopes to use the principle and method of value engineering, under the premise of meeting the requirement of engineering structure and using function, to carry on the scientific analysis to the real estate housing project design stage, and to select and optimize the design scheme.Improve the function and value of the project, control the investment, and then improve the investment efficiency of the project.Real estate is an important factor affecting the development of national economy. Value engineering will have a broad application prospect in real estate industry.This paper first describes and compares the main investment control methods in the design stage, selects the value engineering as the main investment control method, and introduces the application program of the value engineering in the design stage of the real estate housing project.In this paper, an example of "SF" project development is used to verify the scientific nature and practicability of value engineering in the design stage.Firstly, the background of the project is introduced, and then the selection of the object, the analysis of the function system, including the definition and arrangement of the function, the formation of the function system FAST diagram, and the function evaluation are carried out according to the information collected and collated.The evaluation object of value coefficient V1 is selected for further scheme creation, and many concrete and feasible improvement or substitute schemes are created.Finally, the implementation and evaluation of the program to ensure the implementation of the program.This series of links constitute the whole process of value engineering application.Through the empirical research, it is concluded that the application of value engineering in the stage of real estate housing project design is beneficial to investment control, creating benefits for enterprises and creating high quality products for customers, which can achieve the win-win goal.Finally, this paper summarizes the main research results and innovation points, points out the shortcomings of this paper, and puts forward the problems of value engineering to be further studied.There are 14 figures, 10 tables and 73 references.
