基于價值工程的產(chǎn)業(yè)化住宅評價研究

【摘要】:隨著經(jīng)濟(jì)快速發(fā)展,中國的城鎮(zhèn)化步伐也處于逐步地推進(jìn)當(dāng)中。但是住房的供給與需求之間的不協(xié)調(diào)性,社會的可循環(huán)性發(fā)展觀念與住房生產(chǎn)能源消耗之間的不和諧性,都已經(jīng)成為中國城鎮(zhèn)化進(jìn)程中的障礙,而清除這些阻礙的最佳方式就是住宅產(chǎn)業(yè)化。然而住宅產(chǎn)業(yè)化是一個龐大而復(fù)雜的系統(tǒng)工程,對產(chǎn)業(yè)化住宅進(jìn)行評價,是我國住宅產(chǎn)業(yè)化發(fā)展過程中的一個基礎(chǔ)性工作。而與傳統(tǒng)綜合評價相比較,基于價值工程的產(chǎn)業(yè)化住宅評價,綜合考慮了其功能和成本兩個角度,因而更加科學(xué)合理。 本文運(yùn)用價值工程、層次分析法、未確知數(shù)、壽命周期成本等理論與方法,對產(chǎn)業(yè)化住宅評價進(jìn)行了比較系統(tǒng)的研究。首先,通過查閱文獻(xiàn),對住宅產(chǎn)業(yè)化與價值工程的相關(guān)理論,進(jìn)行了歸納和總結(jié);其次,在對日本工業(yè)化住宅性能認(rèn)定標(biāo)準(zhǔn)和我國住宅性能評定標(biāo)準(zhǔn)的對比分析基礎(chǔ)上,構(gòu)造出適合我國國情的產(chǎn)業(yè)化住宅功能評價指標(biāo)和突出產(chǎn)業(yè)化住宅經(jīng)濟(jì)優(yōu)勢的成本評價指標(biāo),并根據(jù)價值工程相關(guān)理論構(gòu)建此類住宅評價模型;第三,通過對價值工程理論、層次分析法理論、全壽命周期理論和未確知數(shù)理論的研究和分析,并使用理論推導(dǎo)的方法,,設(shè)置了一套比較完整的關(guān)于產(chǎn)業(yè)化住宅評價的系統(tǒng)程序;第四,在總結(jié)分析多種產(chǎn)業(yè)化住宅結(jié)構(gòu)體系的特點(diǎn)的基礎(chǔ)上,并根據(jù)我國目前住宅產(chǎn)業(yè)化發(fā)展階段的定位,從適應(yīng)范圍、應(yīng)用程度和經(jīng)濟(jì)效益三個角度,對適合我國現(xiàn)階段的產(chǎn)業(yè)化住宅體系進(jìn)行了對比和篩選;最后,利用收集整理后的實(shí)際案例數(shù)據(jù)對該評價模型進(jìn)行實(shí)證分析,進(jìn)一步驗(yàn)證其有效性與可靠性。
[Abstract]:With the rapid economic development, China's pace of urbanization is also gradually advancing.However, the disharmony between the supply and demand of housing, the disharmony between the concept of social circular development and the consumption of energy for housing production has become an obstacle in the process of urbanization in China.And the best way to clear these obstacles is housing industrialization.However, housing industrialization is a huge and complex system engineering, it is a basic work in the development process of housing industrialization in China to evaluate the housing industrialization.Compared with the traditional comprehensive evaluation, the evaluation of industrial residence based on value engineering is more scientific and reasonable, considering its function and cost.Based on the theories and methods of value engineering, analytic hierarchy process, unascertained number and life cycle cost, this paper makes a systematic study on the evaluation of industrialized housing.First of all, by consulting the literature, this paper summarizes and summarizes the related theories of housing industrialization and value engineering. Secondly, on the basis of comparative analysis of the Japanese industrial housing performance standards and the Chinese housing performance evaluation standards,The function evaluation index of industrialization housing and the cost evaluation index of emphasizing the economic advantage of industrialization house are constructed, and the evaluation model of this kind of housing is constructed according to the theory of value engineering. Thirdly, through the theory of value engineering,The research and analysis of analytic hierarchy process theory, life cycle theory and unascertained number theory, and the use of theoretical derivation method, set up a relatively complete evaluation of the industrial housing system program; fourth,On the basis of summing up and analyzing the characteristics of the structure system of various kinds of industrialized housing, and according to the orientation of the present stage of the development of housing industrialization in our country, from the three angles of the scope of adaptation, the degree of application and the economic benefit,The industrial housing system suitable for the present stage of our country has been compared and screened. Finally, the validity and reliability of the evaluation model have been further verified by the empirical analysis of the evaluation model by collecting and arranging the actual case data.
