夾層融資在我國房地產(chǎn)行業(yè)的應(yīng)用分析及發(fā)展研究

【摘要】:房地產(chǎn)業(yè)的調(diào)控與發(fā)展是近年以來經(jīng)濟發(fā)展研究中的熱點問題。為解決房地產(chǎn)業(yè)的融資困境,房地產(chǎn)夾層融資這一創(chuàng)新方式應(yīng)運而生。但在經(jīng)濟發(fā)展面臨新常態(tài)的中長期調(diào)整過程中,在中國進一步開放資本市場的大趨勢下,房地產(chǎn)夾層融資既受到監(jiān)管趨嚴的限制,也受到資本開放的鼓動,其已達數(shù)萬億且還在不斷壯大的融資規(guī)模將以何種方式存續(xù)和發(fā)展值得探討。本文以房地產(chǎn)夾層融資為研究對象,分析夾層融資的發(fā)展歷程和在房地產(chǎn)融資中的具體模式,結(jié)合當前金融監(jiān)管政策、宏觀調(diào)控政策和其他影響因素,對夾層融資在我國房地產(chǎn)業(yè)的創(chuàng)新發(fā)展方向進行研究。在我國提出“十二五”規(guī)劃綱要以后,各項經(jīng)濟、金融政策發(fā)生了重大革新,房地產(chǎn)夾層融資在新形勢下將面臨新機遇、新問題、新挑戰(zhàn),有必要立足當前,重新審視房地產(chǎn)夾層融資的發(fā)展方向。文中,筆者一是明確定義房地產(chǎn)夾層融資的研究范疇,二是明確劃分房地產(chǎn)夾層融資的發(fā)展階段,三是明確提出房地產(chǎn)夾層融資的發(fā)展方向。相比以往針對房地產(chǎn)夾層融資創(chuàng)新作用分析、環(huán)境因素分析和實踐應(yīng)用分析的研究,本文可能的創(chuàng)新之處在于對原有的碎片化研究進行梳理,闡述了夾層融資在我國房地產(chǎn)行業(yè)的應(yīng)用現(xiàn)狀,并在金融機構(gòu)混業(yè)經(jīng)營趨勢下對房地產(chǎn)夾層融資后續(xù)發(fā)展提出存在潛在增量的分析結(jié)果。
[Abstract]:The regulation and development of real estate industry has been a hot issue in the research of economic development in recent years.In order to solve the financing dilemma of real estate industry, real estate mezzanine financing has emerged as the times require.However, in the process of the medium- and long-term adjustment of economic development facing the new normal, under the general trend of further opening up the capital market in China, the mezzanine financing of real estate is not only restricted by strict supervision, but also encouraged by the opening of capital.How its trillions of dollars of growing financing will survive and grow is worth exploring.This article takes the real estate mezzanine financing as the research object, analyzes the mezzanine financing development course and the concrete pattern in the real estate financing, unifies the current financial supervision policy, the macroscopic control policy and other influence factors,This paper studies the innovation and development direction of mezzanine financing in real estate industry of our country.After China put forward the outline of the 12th Five-Year Plan, major innovations have taken place in various economic and financial policies. In the new situation, the mezzanine financing of real estate will face new opportunities, new problems, new challenges, and it is necessary to base itself on the current situation.Reexamine the development direction of real estate mezzanine financing.In this paper, the author defines clearly the research scope of real estate mezzanine financing, the second is to clearly divide the development stage of real estate mezzanine financing, and the third is to clearly propose the development direction of real estate mezzanine financing.Compared with the previous research on the innovative role of real estate mezzanine financing, environmental factor analysis and practical application analysis, the possible innovation of this paper is to sort out the original fragmentation research.This paper expounds the application status of mezzanine financing in real estate industry in China, and puts forward the analysis result of potential increment for the follow-up development of real estate mezzanine financing under the trend of mixed operation of financial institutions.
