中國養(yǎng)老地產(chǎn)開發(fā)模式的研究

【摘要】:在中國老齡化日益嚴(yán)重、養(yǎng)老地產(chǎn)業(yè)面臨巨大機(jī)遇的時代背景下,本文針對中國養(yǎng)老地產(chǎn)尚處于起步階段、各方面都不成熟這一問題,通過對大量文獻(xiàn)的研究,借鑒發(fā)達(dá)國家養(yǎng)老地產(chǎn)開發(fā)模式的經(jīng)驗,提出了從融資模式、經(jīng)營模式和管理模式三個方面構(gòu)建中國的養(yǎng)老地產(chǎn)開發(fā)模式。并在政府、開發(fā)商和消費(fèi)者三方博弈分析的基礎(chǔ)上提出了政策建議,對中國養(yǎng)老地產(chǎn)業(yè)的發(fā)展具有重要的理論意義和現(xiàn)實意義。 本文通過大量文獻(xiàn)研究,采取了理論分析和案例研究相結(jié)合的方法得出了以下重要結(jié)論: (1)本文通過對發(fā)達(dá)國家養(yǎng)老地產(chǎn)開發(fā)融資模式的分析,提出了適合中國養(yǎng)老地產(chǎn)的融資模式,即自籌模式、合作模式和BOT模式。 (2)本文通過對發(fā)達(dá)國家養(yǎng)老地產(chǎn)開發(fā)經(jīng)營模式的分析,提出了中國養(yǎng)老地產(chǎn)經(jīng)營模式,即物業(yè)銷售收益模式、物業(yè)租賃收益模式、物業(yè)租售結(jié)合收益模式、會員制服務(wù)銷售模式和住房反向抵押模式。 (3)本文通過對發(fā)達(dá)國家養(yǎng)老地產(chǎn)開發(fā)管理模式的分析,提出了中國養(yǎng)老地產(chǎn)管理模式,即開發(fā)商管理模式、戰(zhàn)略聯(lián)盟管理模式和專業(yè)公司管理模式。 (4)本文通過政府、開發(fā)商和消費(fèi)者三方博弈的分析,從準(zhǔn)入制度、優(yōu)惠政策和約束機(jī)制三個方面提出了政策建議,,保障我國養(yǎng)老地產(chǎn)行業(yè)有序發(fā)展。
[Abstract]:Under the background that the aging of China is becoming more and more serious and the pension real estate industry is facing enormous opportunities, this paper aims at the problem that China's old-age real estate is still in its infancy and is not mature in all aspects, through the study of a large number of documents. Based on the experience of the developed countries, this paper puts forward the construction of the development mode of the endowment real estate in China from three aspects: the financing mode, the management model and the management mode. On the basis of the three-party game analysis among government, developer and consumer, this paper puts forward some policy suggestions, which has important theoretical and practical significance for the development of China's pension real estate industry. Based on a large number of literature studies, this paper adopts the method of combining theoretical analysis and case study to draw the following important conclusions: 1) based on the analysis of the development and financing mode of endowment real estate in developed countries, this paper puts forward the financing mode suitable for China's endowment real estate, that is, self-financing mode, cooperation mode and BOT mode. 2) based on the analysis of the development and management mode of endowment real estate in developed countries, this paper puts forward the management mode of Chinese endowment real estate, that is, property sale income model, real estate rental income model, property rental and sale combined income model. Membership service sales model and housing reverse mortgage model. 3) based on the analysis of the development and management mode of endowment real estate in developed countries, this paper puts forward the management mode of Chinese endowment real estate, that is, developer management mode, strategic alliance management mode and professional company management mode. 4) based on the analysis of the tripartite game among government, developer and consumer, this paper puts forward some policy suggestions from three aspects: access system, preferential policy and restraint mechanism to ensure the orderly development of the pension real estate industry in China.
