【摘要】：“終生年金制房產(chǎn)交易”是法國(guó)的一種房地產(chǎn)交易方式，買方可以通過(guò)這種交易而獲得房產(chǎn)的繼承權(quán)。交易定價(jià)由兩部分組成。一部分是首先要支付給賣房人“購(gòu)房費(fèi)”，另一部分則是支付到賣房人去世前的定期養(yǎng)老金。而這兩部分構(gòu)成的購(gòu)房成本一般僅占總房?jī)r(jià)的20%，收益則根據(jù)通貨膨脹的情況而定。本文討論了賣房人所獲得的一系列好處，其中之一是可以繼續(xù)獲得房屋的使用權(quán)同時(shí)改善自己的生活。而對(duì)于買房人而言，本文也詳述了其受益情況。其中之一是，可以以更便宜的價(jià)格購(gòu)房。 “終生年金制房產(chǎn)交易”曾經(jīng)是交易方式中一種非常普遍的方式，特別是在十九世紀(jì)，當(dāng)時(shí)還沒(méi)有明顯的保險(xiǎn)和回報(bào)機(jī)制。而在二十世紀(jì)也是非常少見(jiàn)的。然而，自從在其流行起來(lái)的十年間，特別是從2005年到2008年，這個(gè)市場(chǎng)實(shí)現(xiàn)了翻倍。本文的主要目的是闡述這種“終生年金制房產(chǎn)交易”新的生機(jī)。本文由六個(gè)部分組成。首先會(huì)介紹“終生年金制房產(chǎn)交易”的多種方式和買賣雙方的優(yōu)劣勢(shì)。然后，本文會(huì)深度剖析其計(jì)算機(jī)理以及專家如何運(yùn)用這種交易方式。更進(jìn)一步地，本文將會(huì)研究其進(jìn)化方式和所產(chǎn)生的倫理爭(zhēng)論。最后，本文將會(huì)討論其在法國(guó)的交易前景。
[Abstract]:"Life annuity real estate transaction" is a kind of real estate transaction in France. The buyer can acquire the right to inherit the property through such a transaction. The transaction is priced in two parts. One is to pay the seller a "purchase fee" first, and the other is to pay a fixed pension until the seller dies. The cost of buying a house is usually only 20% of the total house price, and the income depends on inflation. This paper discusses a series of benefits to the seller. One is that you can continue to get the right to use your house and improve your life. And for buyers, this article details the benefits. One is that you can buy a house at a cheaper price. "Life annuity real estate trading" was once a very common form of trading, especially in the nineteenth century, when there was no obvious mechanism for insurance and return, and it was very rare in the twentieth century. Since the decade of its popularity, especially from 2005 to 2008, The main purpose of this paper is to expound the new vitality of this "lifetime annuity real estate transaction". This paper is composed of six parts. First, it introduces the various ways and means of "lifetime annuity real estate transaction" The pros and cons of the buyer and the seller. Then, This paper will give a deep analysis of its computer theory and how experts use it. Furthermore, this paper will study its evolution and ethical arguments. Finally, this paper will discuss the prospect of its transaction in France.
