【摘要】：我國(guó)房地產(chǎn)業(yè)蓬勃發(fā)展,商品房的開發(fā)規(guī)模不斷擴(kuò)大,存量房源盤活能力不斷增強(qiáng),與此同時(shí)房地產(chǎn)市場(chǎng)需求也呈現(xiàn)出供需兩旺的態(tài)勢(shì)。然而與其他行業(yè)相比,房地產(chǎn)企業(yè)的信息化建設(shè)步伐較為緩慢,導(dǎo)致房地產(chǎn)企業(yè)在銷售過程中存在許多問題。利用好現(xiàn)代化的管理工具,把銷售人員從繁雜的事務(wù)中解放出來,成為房地產(chǎn)行業(yè)銷售管理人員的共識(shí)。 青島城市建設(shè)投資集團(tuán)是青島市政府直屬的大型國(guó)有投資企業(yè),肩負(fù)青島城市生命線的歷史使命,已運(yùn)作多個(gè)房地產(chǎn)及市政工程項(xiàng)目。如何能提高工作效率,實(shí)現(xiàn)房地產(chǎn)樓盤銷售工作的信息化管理是當(dāng)前集團(tuán)房地產(chǎn)板塊面臨的主要問題。運(yùn)用計(jì)算機(jī)軟件技術(shù)建立一套功能完備的房地產(chǎn)銷售管理系統(tǒng)勢(shì)在必行。 論文遵循發(fā)現(xiàn)問題、分析問題、解決問題的思維架構(gòu),從計(jì)算機(jī)軟件系統(tǒng)和房地產(chǎn)行業(yè)背景出發(fā),總結(jié)二者契合存在的實(shí)踐性問題,提出房地產(chǎn)銷售管理系統(tǒng)的實(shí)現(xiàn)方案并加以測(cè)試。房地產(chǎn)銷售管理系統(tǒng)的開發(fā)運(yùn)用了Web三層體系結(jié)構(gòu),分別為表示層、業(yè)務(wù)邏輯層和數(shù)據(jù)庫(kù)層,結(jié)合組件開發(fā)等技術(shù)進(jìn)行構(gòu)建。系統(tǒng)采用.NET開發(fā)工具和SQLServer數(shù)據(jù)庫(kù)進(jìn)行開發(fā),它支持高效率的業(yè)務(wù)處理,包括房地產(chǎn)信息的查詢、房產(chǎn)報(bào)價(jià)和業(yè)務(wù)處理,售后服務(wù)和客戶交流等內(nèi)容。 房地產(chǎn)銷售管理系統(tǒng)用以處理銷售各環(huán)節(jié)信息,使得業(yè)務(wù)開展具有可操作性和實(shí)用性。該系統(tǒng)軟件的投放運(yùn)用可以有效提高青島城投集團(tuán)在房地產(chǎn)銷售方面的工作效率,同時(shí)將給城投集團(tuán)帶來較好的社會(huì)效益和經(jīng)濟(jì)收益。
[Abstract]:The real estate industry of our country develops vigorously, the development scale of the commercial house expands unceasingly, the vitality ability of the stock house source is strengthened constantly, at the same time, the demand of the real estate market also presents the situation of both supply and demand flourishing. However, compared with other industries, the information construction of real estate enterprises is slow, which leads to many problems in the process of sales. Using the modern management tools to liberate the sales personnel from the complicated affairs, become the consensus of the real estate industry sales managers. Qingdao City Construction Investment Group is a large state-owned investment enterprise directly under the Qingdao Municipal Government. It is responsible for the historical mission of Qingdao city lifeline and has operated many real estate and municipal engineering projects. How to improve the working efficiency and realize the information management of real estate sales is the main problem facing the real estate sector. It is imperative to establish a set of real estate sales management system with complete function by using computer software technology. The paper follows the thinking structure of finding problems, analyzing problems, solving problems, from the background of computer software system and real estate industry, summarizes the practical problems that exist between them. Put forward the implementation of real estate sales management system and test. The development of real estate sales management system uses Web three-tier architecture, which is composed of presentation layer, business logic layer and database layer, combined with the technology of component development. The system is developed with. Net development tools and SQLServer database. It supports efficient business processing, including real estate information query, real estate quotation and business processing, after-sales service and customer communication. Real estate sales management system is used to deal with all aspects of sales information, making business development operational and practical. The application of the system software can effectively improve the working efficiency of Qingdao City Investment Group in real estate sales, at the same time, it will bring better social and economic benefits to the City Investment Group.
