【摘要】:自改革開(kāi)放以來(lái),尤其是近二十年的快速城市化發(fā)展進(jìn)程中,在巨大的市場(chǎng)需求量的推動(dòng)下,龐大的建設(shè)規(guī)模和驚人的建造速度,使得房地產(chǎn)行業(yè)進(jìn)入了飛速發(fā)展時(shí)期,逐步成為社會(huì)經(jīng)濟(jì)發(fā)展支柱產(chǎn)業(yè),同時(shí)因?yàn)榉康禺a(chǎn)開(kāi)發(fā)行業(yè)的發(fā)展也帶動(dòng)了相關(guān)關(guān)聯(lián)性產(chǎn)業(yè)的進(jìn)步。然而時(shí)至今日,由于資源價(jià)格、市場(chǎng)、政策等因素的影響,導(dǎo)致行業(yè)格局發(fā)生了深刻的變化。在經(jīng)歷市場(chǎng)逐步理性和規(guī)范化,以及國(guó)家經(jīng)濟(jì)轉(zhuǎn)型改革的逐步深入,行業(yè)集中度提高,如何在激烈的市場(chǎng)環(huán)境中和頻繁的國(guó)家干預(yù)性政策變化雙重壓力下求得生存和進(jìn)一步的發(fā)展、壯大的機(jī)會(huì),是每個(gè)房地產(chǎn)開(kāi)發(fā)企業(yè)需要思考和開(kāi)始著手解決的課題。設(shè)計(jì)管理在房地產(chǎn)開(kāi)發(fā)企業(yè)中往往起到“龍頭”作用,帶動(dòng)企業(yè)的發(fā)展方向,影響企業(yè)的專業(yè)技術(shù)水平,塑造企業(yè)的品牌形象。本文以保定市本土房地產(chǎn)開(kāi)發(fā)企業(yè)保定東景公司設(shè)計(jì)管理體系發(fā)展為例,以公司核心業(yè)務(wù)部門(mén)規(guī)劃設(shè)計(jì)中心為對(duì)象,對(duì)其管理體系與能力建設(shè)進(jìn)行深入分析,通過(guò)對(duì)管理相關(guān)理論的學(xué)習(xí),并與工作實(shí)際相結(jié)合,針對(duì)設(shè)計(jì)管理如何面對(duì)市場(chǎng)的變化和競(jìng)爭(zhēng),設(shè)計(jì)管理業(yè)務(wù)發(fā)展方向和路徑,設(shè)計(jì)管理體系組織結(jié)構(gòu)調(diào)整,針對(duì)新的業(yè)務(wù)發(fā)展模式如何合理劃分工作界面和完善組織績(jī)效考核機(jī)制,如何利用現(xiàn)代新技術(shù)構(gòu)建企業(yè)新型核心競(jìng)爭(zhēng)力,保證企業(yè)的可持續(xù)發(fā)展等問(wèn)題的研究,提出解決方案。找到適合新型市場(chǎng)需求,適合房地產(chǎn)開(kāi)發(fā)企業(yè)轉(zhuǎn)型升級(jí),推廣性強(qiáng),快速、高效、準(zhǔn)確地提高設(shè)計(jì)管理工作效率的方法。
[Abstract]:Since the reform and opening up, especially in the rapid urbanization process of nearly twenty years, the huge scale of construction and the amazing speed of construction have made the real estate industry enter a period of rapid development, and gradually become the pillar industry of social and economic development and the development of the real estate development industry. It has also led to the progress of related related industries. However, today, the impact of resources, market, policy and other factors have led to profound changes in the industry pattern. Design management plays the "leading role" in the real estate development enterprise, drives the development direction of the enterprise, and affects the professional skill of the enterprise. With the development of the design management system of Baoding Dongjing company in Baoding local real estate development enterprise as an example, this paper takes the planning and design center of the core business department as the object, analyzes its management system and ability construction, through the study of the management theory and the actual work In view of how design management faces the change and competition of the market, design management business development direction and path, design management system organizational structure adjustment, the new business development mode how to rationally divide the work interface and improve the organization performance appraisal mechanism, how to use modern new technology to build the new core competitiveness of enterprises, The research on the sustainable development of the enterprise and other problems, and put forward the solution. It is suitable for the new market demand, suitable for the transformation and upgrading of the real estate development enterprise, and the method of improving the efficiency of the design management.
