【摘要】:本論文是針對(duì)在美國(guó)密蘇里州立大學(xué)校外修建學(xué)生公寓項(xiàng)目所撰寫(xiě)的商業(yè)計(jì)劃書(shū)。密蘇里州位于美國(guó)中西部,密蘇里州立大學(xué)(Missouri State University)位于密蘇里州斯普林菲爾德市(Springfield),,是本州州立大學(xué)中規(guī)模最大的大學(xué),每年在校學(xué)生超過(guò)2萬(wàn)名。中國(guó)留學(xué)生剛到密蘇里,人生地不熟的情況下很難找到合適的房源。因此,一套帶有家具及高級(jí)公寓管理的學(xué)生公寓會(huì)受到尤其是來(lái)自于中國(guó)學(xué)生的歡迎。本項(xiàng)目即是在這種背景下,為了滿足學(xué)生的這種校外居住的需求,興建了一棟位于密蘇里州立大學(xué)附近的校外學(xué)生公寓。 本商業(yè)計(jì)劃書(shū)主要從以下四個(gè)方面對(duì)項(xiàng)目進(jìn)行分析: (1)項(xiàng)目投資環(huán)境及市場(chǎng)分析。包括外部環(huán)境、市場(chǎng)需求和項(xiàng)目SWOT分析; (2)目標(biāo)市場(chǎng)分析及市場(chǎng)地位; (3)項(xiàng)目營(yíng)銷(xiāo)推廣策略; (4)項(xiàng)目經(jīng)濟(jì)效益分析。 分析項(xiàng)目的經(jīng)濟(jì)效益,預(yù)測(cè)項(xiàng)目收入,評(píng)價(jià)項(xiàng)目盈利能力,并進(jìn)一步分析存在的風(fēng)險(xiǎn)和提出規(guī)避措施。 經(jīng)過(guò)綜合分析及營(yíng)銷(xiāo)規(guī)劃、運(yùn)營(yíng)規(guī)劃,可以得出一個(gè)結(jié)論:在國(guó)外綜合性大學(xué)宿舍資源缺失的情況下興建一棟管理完善的學(xué)生公寓不但改變了國(guó)人通過(guò)中介投資美國(guó)房地產(chǎn)的傳統(tǒng)方式,并且通過(guò)積極有效地營(yíng)銷(xiāo)及運(yùn)營(yíng)規(guī)劃,這種投資少,回報(bào)率高的海外地產(chǎn)項(xiàng)目具有良好的市場(chǎng)前景和發(fā)展優(yōu)勢(shì)的。
[Abstract]:This paper is a business plan for building student apartments off campus at Missouri State University.Missouri State University, located in Springfield, Springfield, Missouri, is the largest university in the state with more than 20,000 students a year.Chinese students who have just arrived in Missouri find it difficult to find a suitable home when they are not familiar with their lives.As a result, a student apartment with furniture and superior apartment management will be welcomed, especially by Chinese students.In this context, an off-campus student apartment near Missouri State University was built to meet the needs of students living off campus.This business plan analyzes the project in the following four areas:Project investment environment and market analysis.Including external environment, market demand and project SWOT analysis;Target market analysis and market position;Project marketing promotion strategy;Analysis of the economic benefits of the project.This paper analyzes the economic benefits of the project, predicts the project income, evaluates the profitability of the project, and further analyzes the existing risks and puts forward some measures to avoid them.After comprehensive analysis and marketing planning, operation planning,We can draw a conclusion that building a well-managed student apartment in the absence of foreign comprehensive university dormitory resources has not only changed the traditional way that people invest in American real estate through intermediary.And through active and effective marketing and operation planning, this kind of overseas real estate projects with low investment and high rate of return have good market prospects and development advantages.
