【摘要】:本論文是針對在美國密蘇里州立大學(xué)校外修建學(xué)生公寓項目所撰寫的商業(yè)計劃書。密蘇里州位于美國中西部,密蘇里州立大學(xué)(Missouri State University)位于密蘇里州斯普林菲爾德市(Springfield),,是本州州立大學(xué)中規(guī)模最大的大學(xué),每年在校學(xué)生超過2萬名。中國留學(xué)生剛到密蘇里,人生地不熟的情況下很難找到合適的房源。因此,一套帶有家具及高級公寓管理的學(xué)生公寓會受到尤其是來自于中國學(xué)生的歡迎。本項目即是在這種背景下,為了滿足學(xué)生的這種校外居住的需求,興建了一棟位于密蘇里州立大學(xué)附近的校外學(xué)生公寓。 本商業(yè)計劃書主要從以下四個方面對項目進行分析: (1)項目投資環(huán)境及市場分析。包括外部環(huán)境、市場需求和項目SWOT分析; (2)目標(biāo)市場分析及市場地位; (3)項目營銷推廣策略; (4)項目經(jīng)濟效益分析。 分析項目的經(jīng)濟效益,預(yù)測項目收入,評價項目盈利能力,并進一步分析存在的風(fēng)險和提出規(guī)避措施。 經(jīng)過綜合分析及營銷規(guī)劃、運營規(guī)劃,可以得出一個結(jié)論:在國外綜合性大學(xué)宿舍資源缺失的情況下興建一棟管理完善的學(xué)生公寓不但改變了國人通過中介投資美國房地產(chǎn)的傳統(tǒng)方式,并且通過積極有效地營銷及運營規(guī)劃,這種投資少,回報率高的海外地產(chǎn)項目具有良好的市場前景和發(fā)展優(yōu)勢的。
[Abstract]:This paper is a business plan for building student apartments off campus at Missouri State University.Missouri State University, located in Springfield, Springfield, Missouri, is the largest university in the state with more than 20,000 students a year.Chinese students who have just arrived in Missouri find it difficult to find a suitable home when they are not familiar with their lives.As a result, a student apartment with furniture and superior apartment management will be welcomed, especially by Chinese students.In this context, an off-campus student apartment near Missouri State University was built to meet the needs of students living off campus.This business plan analyzes the project in the following four areas:Project investment environment and market analysis.Including external environment, market demand and project SWOT analysis;Target market analysis and market position;Project marketing promotion strategy;Analysis of the economic benefits of the project.This paper analyzes the economic benefits of the project, predicts the project income, evaluates the profitability of the project, and further analyzes the existing risks and puts forward some measures to avoid them.After comprehensive analysis and marketing planning, operation planning,We can draw a conclusion that building a well-managed student apartment in the absence of foreign comprehensive university dormitory resources has not only changed the traditional way that people invest in American real estate through intermediary.And through active and effective marketing and operation planning, this kind of overseas real estate projects with low investment and high rate of return have good market prospects and development advantages.
