房地產(chǎn)企業(yè)多項(xiàng)目經(jīng)營資源配置優(yōu)化研究

【摘要】:隨著市場經(jīng)濟(jì)的不斷發(fā)展,企業(yè)競爭的激烈程度也愈演愈烈,房地產(chǎn)企業(yè)的項(xiàng)目利潤率卻越來越低。要維持企業(yè)自身的生存與發(fā)展,就需要同時(shí)開發(fā)不同地域的多個(gè)項(xiàng)目,這種發(fā)展方向使得房地產(chǎn)企業(yè)多項(xiàng)目管理在資源配置問題上面臨更加復(fù)雜化的環(huán)境和管理問題。因此,對房地產(chǎn)企業(yè)多項(xiàng)目資源配置優(yōu)化問題進(jìn)行研究迫在眉睫。 論文以項(xiàng)目管理理論和經(jīng)營資源配置優(yōu)化理論為指導(dǎo),以房地產(chǎn)企業(yè)和項(xiàng)目為對象,在借鑒國內(nèi)外學(xué)者相關(guān)研究成果和深入房地產(chǎn)企業(yè)實(shí)地調(diào)研基礎(chǔ)上,運(yùn)用系統(tǒng)分析法和數(shù)學(xué)模型法,系統(tǒng)論述了多項(xiàng)目經(jīng)營資源配置優(yōu)化相關(guān)理論;分析了房地產(chǎn)企業(yè)多項(xiàng)目經(jīng)營資源優(yōu)化配置現(xiàn)狀、問題和原因;構(gòu)建了以工期最小化為綜合目標(biāo)的房地產(chǎn)企業(yè)多項(xiàng)目經(jīng)營資源配置優(yōu)化模型;借助房地產(chǎn)企業(yè)多項(xiàng)目管理案例,應(yīng)用遺傳算法對模型進(jìn)行了迭代求解,實(shí)證分析了房地產(chǎn)企業(yè)多項(xiàng)目經(jīng)營資源優(yōu)化配置,并對該模型和算法進(jìn)行檢驗(yàn),從而進(jìn)一步驗(yàn)證該流程的有效性和實(shí)用性。最后,提出了房地產(chǎn)企業(yè)多項(xiàng)目經(jīng)營資源優(yōu)化配置的對策建議。 論文不僅充實(shí)了房地產(chǎn)企業(yè)多項(xiàng)目管理的相關(guān)理論,而且針對房地產(chǎn)企業(yè)多項(xiàng)目管理過程,為企業(yè)管理者和項(xiàng)目管理者們提供了更客觀的資源配置優(yōu)化方法,使得房地產(chǎn)企業(yè)在多項(xiàng)目管理中的資源配置變得更加科學(xué)化。論文得出了以下兩點(diǎn)結(jié)論: (1)通過對多項(xiàng)目管理及多項(xiàng)目資源配置的研究,在前人理論分析的基礎(chǔ)上,引入了數(shù)學(xué)建模方法,構(gòu)建了房地產(chǎn)企業(yè)多項(xiàng)目資源配置的優(yōu)化模型,并對該模型的具體算法(遺傳算法)做了應(yīng)用性細(xì)化。 (2)通過對實(shí)際項(xiàng)目案例的模擬,證明了論文構(gòu)建的房地產(chǎn)企業(yè)多項(xiàng)目經(jīng)營資源配置模型的有效性與適用性。在對G公司三個(gè)同期在建項(xiàng)目的實(shí)際數(shù)據(jù)進(jìn)行分析處理,并通過遺傳算法進(jìn)行優(yōu)化,有效化解了多項(xiàng)目資源沖突問題,實(shí)現(xiàn)了多項(xiàng)目整體總工期縮短、企業(yè)資源利用率提高的目標(biāo)。
[Abstract]:With the continuous development of market economy, the fierce competition of enterprises is becoming more and more fierce, but the profit margin of real estate enterprises is becoming lower and lower. In order to maintain the survival and development of enterprises themselves, it is necessary to develop many projects in different regions at the same time. This direction of development makes the multi-project management of real estate enterprises face more complicated environment and management problems in resource allocation. Therefore, it is urgent to study the optimization of multi-project resource allocation in real estate enterprises. Under the guidance of project management theory and management resource allocation optimization theory, this paper takes real estate enterprises and projects as the object, on the basis of drawing lessons from the relevant research results of domestic and foreign scholars and deepening the field investigation of real estate enterprises. By using system analysis method and mathematical model method, this paper systematically discusses the related theories of multi-project management resource allocation optimization, analyzes the present situation, problems and reasons of multi-project management resource allocation in real estate enterprises. The optimization model of multi-project management resource allocation for real estate enterprises with the objective of minimization of project time is constructed, and the genetic algorithm is applied to solve the model iteratively with the aid of real estate enterprise multi-project management case. This paper empirically analyzes the optimal allocation of multi-project management resources in real estate enterprises, and tests the model and algorithm to further verify the effectiveness and practicability of the process. This paper puts forward the countermeasures and suggestions for optimizing the allocation of multi-project management resources in real estate enterprises. The thesis not only enriches the related theories of multi-project management in real estate enterprises, but also provides more objective optimization methods for enterprise managers and project managers in view of the multi-project management process of real estate enterprises. This makes the resource allocation of real estate enterprises more scientific in multi-project management. This paper draws the following two conclusions:. 1) through the research of multi-project management and multi-project resource allocation, based on the previous theoretical analysis, the mathematical modeling method is introduced, and the optimization model of multi-project resource allocation in real estate enterprises is constructed. The applied thinning of the specific algorithm (genetic algorithm) of the model is also given. 2) through the simulation of the actual project cases, it proves the validity and applicability of the multi-project management resource allocation model of the real estate enterprise constructed by the paper. The actual data of the three projects under construction in G Company are analyzed and processed. Through genetic algorithm optimization, the problem of multi-project resource conflict is effectively resolved, and the goal of shortening the total duration of multi-project and improving the utilization rate of enterprise resources is realized.
