曹州大觀園房地產(chǎn)項目后評價研究

【摘要】:現(xiàn)階段,房地產(chǎn)業(yè)是我國國民經(jīng)濟的重要組成部分,對于工業(yè)化、城市化發(fā)展具有重要的推動作用。作為基礎性、先導性產(chǎn)業(yè)的房地產(chǎn)業(yè),對于推動國民經(jīng)濟發(fā)展具有重要的意義。通過對于房地產(chǎn)項目的后評價研究,全面分析評價結果,提出改進優(yōu)化措施,對于提升房地產(chǎn)項目的管理水平及決策水平提供重要的支持,有利于項目管理的科學化與合理化。通過國內(nèi)外對項目后評價理論及應用現(xiàn)狀我們可以看出,隨著對于項目后評價理論研究的重視,各個國家在評價制度、評價機構、評價內(nèi)容與方法等方面日趨完善,項目后評價能力普遍增強,但是在具體應用過程中仍存在一定的不足,包括評價指標體系的科學性、可靠性有待提升;評價方法不能滿足評價結果的需要;評價結果對于項目決策的支持度較低。本文在總結分析現(xiàn)有的項目后評價理論的基礎之上,結合房地產(chǎn)市場發(fā)展特點及曹州大觀園房地產(chǎn)項目建設特點,構建了曹州大觀園房地產(chǎn)項目后評價指標體系,指出房地產(chǎn)項目后評價應該主要從經(jīng)濟、社會、管理、環(huán)境等四個角度來加以綜合分析評價。根據(jù)灰色模糊綜合評價法所得項目得分為73.333,屬于中等偏上的水平。該項目基本實現(xiàn)了預先設計的目標,基本符合菏澤市城市發(fā)展規(guī)劃及菏澤市關于提升改造青年湖的基本要求,該項目在進度控制、項目周期、資金預算等方面基本得到了很好的控制,取得了一定的經(jīng)濟、社會、管理與環(huán)境效益。通過上述的曹州大觀園房地產(chǎn)項目后評價結果分析,我們可以發(fā)現(xiàn)在房地產(chǎn)項目建設、管理過程中出現(xiàn)的一系列問題,不僅為該項目管理水平的提升、項目決策、可持續(xù)發(fā)展等方面提供支持,同時也可以為其他項目或其他在建項目提供相應的參考借鑒。
[Abstract]:At present, the real estate industry is an important part of our national economy, which plays an important role in promoting industrialization and urbanization. As a basic and leading industry, the real estate industry is of great significance to promote the development of national economy. Through the post-evaluation research on real estate projects, the comprehensive analysis of the evaluation results and the improvement of optimization measures are put forward, which can provide important support for improving the management level and decision-making level of real estate projects, and is conducive to the scientific and rational management of real estate projects. Through the present situation of the theory and application of post-project evaluation at home and abroad, we can see that with the attention paid to the research of post-project evaluation theory, the evaluation system, evaluation organization, evaluation content and methods are becoming more and more perfect in various countries. The ability of post-project evaluation is generally enhanced, but there are still some deficiencies in the specific application process, including the scientific nature of the evaluation index system, the reliability to be improved, the evaluation method can not meet the needs of the evaluation results; The evaluation results have a low degree of support for project decision-making. On the basis of summing up and analyzing the existing post-project evaluation theory and combining the characteristics of the real estate market development and the construction of the real estate project in Caozhou Daguanyuan, this paper constructs a post-evaluation index system of the real estate project in Caozhou Daguanyuan. It is pointed out that the post-evaluation of real estate projects should be comprehensively analyzed and evaluated from the aspects of economy, society, management and environment. According to the grey fuzzy comprehensive evaluation method, the item score is 73.333, which belongs to the middle level. The project has basically achieved the goal of pre-design, and basically conforms to the basic requirements of the urban development plan of Heze and the upgrading and rebuilding of the youth lake in Heze. The project is in progress control and project cycle. Capital budget has been well controlled, and has achieved certain economic, social, management and environmental benefits. Through the above analysis of the post-evaluation results of the real estate project in Caozhou Grand View Garden, we can find a series of problems in the process of the construction and management of the real estate project, not only for the improvement of the project management level, but also for the project decision-making. Sustainable development and other aspects of support, but also for other projects or other projects under construction to provide corresponding reference.
