【摘要】：傳統(tǒng)的建設(shè)投資估算方法往往準(zhǔn)確性不高,工程建設(shè)中常出現(xiàn)"三算互超"的現(xiàn)象。為提高建設(shè)投資估算的精確性,論文從建筑構(gòu)件入手,擬從建筑部件成本匯總得出工程造價(jià)。參照對(duì)投資變化敏感的美國(guó)建筑分類體系Uniformat Ⅱ,并結(jié)合國(guó)內(nèi)計(jì)價(jià)的定額體系,建立高層級(jí)的Uniformat與低層級(jí)的定額的混合體系。通過工程案例中得出混合體系Uniformat第一層次各主要元素單方造價(jià),估算出新工程的建設(shè)投資;并與我國(guó)常用的綜合單方造價(jià)估算出的建設(shè)投資對(duì)比,得出結(jié)論:引入U(xiǎn)niformat Ⅱ的分部估算方法比綜合單方造價(jià)估算法更接近工程實(shí)際造價(jià)。
