【摘要】：流程再造實質(zhì)就一種變革,其對象及核心領(lǐng)域是企業(yè)的業(yè)務(wù)流程,目標(biāo)是提高企業(yè)的績效。業(yè)務(wù)流程再造核心思路是打破企業(yè)慣常的以職能為中心,細(xì)密分工、科層嚴(yán)密的傳統(tǒng)管理方法,扁平搭建企業(yè)組織,簡單高效構(gòu)建業(yè)務(wù)流程,實行以客戶為中心,以流程為核心的經(jīng)營和管理。 中國房地產(chǎn)經(jīng)過近二十幾年的發(fā)展,競爭越來越激烈,監(jiān)管越來越嚴(yán)格,客戶要求也越來越高,但由于大量企業(yè)發(fā)展過快,尚未認(rèn)真思考或未改變企業(yè)在經(jīng)營管理過程原有的問題。如何以客戶為中心,做出滿足客戶滿意的產(chǎn)品和服務(wù),持續(xù)、穩(wěn)健的發(fā)展。這是擺在大多數(shù)房地產(chǎn)企業(yè)面前一個嚴(yán)峻的課題。這要求企業(yè)在機(jī)制和管理上不斷學(xué)習(xí)制造業(yè),不斷創(chuàng)新,提高企業(yè)核心競爭力。 房地產(chǎn)流程再造就是運用現(xiàn)代信息化手段,對原先的業(yè)務(wù)流程進(jìn)行根本性的再思路或重新設(shè)計,以實現(xiàn)提高產(chǎn)品和服務(wù)品質(zhì),降低成本,提升運營效率和客戶滿意度。 本文針對行業(yè)特點,對流程再造理論進(jìn)行了研究,并對房地產(chǎn)行業(yè)流程管理的現(xiàn)狀進(jìn)行了描述,對美的地產(chǎn)目前流程存在問題進(jìn)行剖析。在再造方案設(shè)計時,以戰(zhàn)略為先導(dǎo),依據(jù)組織管控和權(quán)責(zé)體系和信息化手段,按照房地產(chǎn)行業(yè)價值鏈增值理論,對業(yè)務(wù)流程進(jìn)行再造設(shè)計,并提出了流程再造的控制措施,最后對流程再造效果進(jìn)行了對比。
[Abstract]:Process reengineering is a kind of change . Its object and core area is the business process of the enterprise . The goal is to improve the performance of the enterprise . The core idea of BPR is to break down the traditional management method of the enterprise ' s usual functions . China ' s real estate has been developing in recent 20 years , the competition is becoming more and more fierce , the supervision is getting more and more strict , the customer demand is also higher and higher , but because of the rapid development of a large number of enterprises , it has not been taken seriously or has not changed the original problem of the enterprise in the management process . How to take the customer as the center , make the products and services that satisfy the customer satisfaction , continue and sound development . This is a serious problem before most real estate enterprises . This requires that the enterprise keep learning the manufacturing industry in mechanism and management , innovate continuously , and improve the core competitiveness of the enterprise . The reconstruction of real estate process is to use modern information technology to redesign the original business process , so as to improve product and service quality , reduce cost , improve operational efficiency and customer satisfaction . According to the characteristics of the industry , the process reengineering theory is studied , and the current situation of the real estate industry flow management is described . At the time of the project design , the strategy is the lead , based on the theory of value chain value added in the real estate industry , the business process reengineering is designed , and the control measures of the process reengineering are put forward . Finally , the process reengineering effect is compared .
