【摘要】：改革開放以來，我國的經(jīng)濟體制逐漸向市場經(jīng)濟過渡，市場經(jīng)濟、現(xiàn)代科技高速發(fā)展。經(jīng)濟體制的轉(zhuǎn)變使得住房分配也由原來的福利分配轉(zhuǎn)為貨幣分配，住房問題在這種利益分配下逐漸成為全球主要的社會問題。在這種社會背景下，我國逐漸建立了保障性住房體系，并開展了大規(guī)模的城鎮(zhèn)住房體制改革，旨在滿足低收入家庭的住房需求。然而，在保障性住房的建設力度不斷加大的過程中，不能僅重視建設的數(shù)量，還要注重其規(guī)劃建設過程中出現(xiàn)的一系列現(xiàn)實問題。基于這種現(xiàn)實情況下，本文以西安市保障性住房為研究對象，通過實地調(diào)研和分析，結(jié)合數(shù)理分析方法，找出影響保障性住房滿意度的主要因素，總結(jié)出西安市保障性住房的空間布局特征以及居住人群的需求特征，并對保障性住房建設中產(chǎn)生的問題進行分析及反思，在此基礎上，借鑒國外保障性住房建設的成功經(jīng)驗與失敗教訓，，針對西安市保障性住房的實施情況，提出切實可行的優(yōu)化策略。 根據(jù)筆者的研究思路，將論文分為七個部分： 第一部分為研究基礎，論述了本研究的研究背景、目的和意義，并對研究的思路、方法、研究對象以及論文框架進行了闡述，最后，介紹了國內(nèi)外相關研究的研究動態(tài)，包括居住空間的研究和保障性住房的相關研究。 第二部分主要是對國內(nèi)外保障性住房建設的發(fā)展進行了梳理，并總結(jié)了西安市保障性住房的發(fā)展建設情況。 第三部分是在調(diào)查問卷的基礎上，對保障性住房的居住主體進行了研究，分析其人群特征以及居住空間需求，并基于調(diào)查數(shù)據(jù)，對保障性住房的滿意度影響因子進行相關數(shù)理分析，找出影響保障性住區(qū)滿意度的主要影響因素，為保障性住區(qū)的規(guī)劃布局提供事實依據(jù)。最后對西安市典型的保障性住區(qū)進行實例分析，并對其實施效果進行評價。 第四部分根據(jù)調(diào)研結(jié)果分析西安保障性住房的空間布局特征，指出目前現(xiàn)狀所存在的問題并對其進行反思，同時對西安市保障性住房的供需關系進行分析。 第五部分針對上述提出的問題，借鑒國際經(jīng)驗，并根據(jù)西安市現(xiàn)狀保障性住房存在的問題，提出居住空間的優(yōu)化策略，以改進西安市保障性住房居住空間存在的問題。 最后一章是對論文的總結(jié)和對后續(xù)研究的展望。 本課題研究具有重大的現(xiàn)實意義，雖沒有更深層次的挖掘，但希望本文的研究成果能夠為今后保障性住區(qū)的空間布局分析提供參考價值,從而對發(fā)展良好的居住空間結(jié)構(gòu)產(chǎn)生積極的促進作用。
[Abstract]:Since the reform and opening up, China's economic system gradually transition to a market economy, market economy, the rapid development of modern technology. The transition of the economic system makes the allocation of housing from the original welfare distribution to the monetary distribution, the housing problem has gradually become a major social problem in the global distribution of interests. In this social context, China gradually build affordable housing system, and carried out a large-scale urban housing system reform, to meet the housing needs of low-income families. However, in the process of increasing the security of housing construction in the construction, not only pay attention to the quantity, but also pay attention to a series of problems appear in the process of planning and construction based on. This kind of reality, this paper takes Xi'an city affordable housing as the research object, through investigation and analysis, combined with the methods of mathematical analysis, to find out the impact of affordable housing The main factors of the satisfaction, summed up the spatial distribution of affordable housing in Xi'an city and the demand characteristic of the residential population, and the analysis and Reflection on problems in the construction of affordable housing, on this basis, learn from the successful experience of foreign construction of affordable housing and failures in the implementation of affordable housing in Xi'an city and put forward feasible optimization strategy.
According to the author's research ideas, the thesis is divided into seven parts:
The first part is the foundation of the research, discusses the research background, purpose and significance, and research ideas, methods, research object and the frame of the paper, finally, introduces the research of dynamic research at home and abroad, including the related research of residential space and affordable housing.
The second part mainly deals with the development of the housing construction at home and abroad, and summarizes the development and construction of the guaranteed housing in Xi'an.
The third part is on the basis of the questionnaire, the affordable housing living body is studied, the analysis of population characteristics and demand of residential space, and based on the survey data of affordable housing satisfaction factors were related to mathematical analysis, find out the main factors affecting the security of residential satisfaction, provide a factual basis for the layout of the security housing area. At the end of the security housing district of Xi'an City, the typical case analysis, and to evaluate its effectiveness.
The fourth part analyzes the spatial layout characteristics of affordable housing in Xi'an based on the survey results, points out the current problems and reflects on them, and analyzes the supply and demand relationship of affordable housing in Xi'an.
The fifth part, aiming at the above problems and learning from international experience, and according to the existing problems of the affordable housing in Xi'an, puts forward the optimization strategies of residential space, so as to improve the problems of housing in Xi'an's affordable housing.
The last chapter is the summary of the paper and the prospect of the follow-up study.
This research is of great practical significance. Although there is no deeper excavation, it is hoped that the research results in this paper can provide a reference value for the future layout analysis of the indemnificatory residential area, so as to play a positive role in promoting the development of good living space structure.
