【摘要】:隨著人們生活水平的不斷改進(jìn),公眾對(duì)住房的要求也在不斷提高,房屋質(zhì)量問(wèn)題自然就成為了公眾關(guān)注的話題,而在近幾年,隨著房地產(chǎn)行業(yè)發(fā)展增速放緩,房地產(chǎn)市場(chǎng)趨于飽和,行業(yè)內(nèi)的競(jìng)爭(zhēng)也越來(lái)越激烈。房地產(chǎn)開(kāi)發(fā)商希望房地產(chǎn)企業(yè)口碑好,建造出來(lái)的房屋質(zhì)量過(guò)硬,并在市場(chǎng)上保持足夠的競(jìng)爭(zhēng)力。這就要求企業(yè)的施工活動(dòng),都需要有正規(guī)化的管理以及規(guī)范化的程序來(lái)保證對(duì)房屋質(zhì)量的控制,F(xiàn)如今,已經(jīng)有越來(lái)越多的房地產(chǎn)企業(yè)通過(guò)推行ISO9000質(zhì)量管理體系來(lái)加強(qiáng)對(duì)房屋質(zhì)量的控制,因?yàn)镮SO9000族標(biāo)準(zhǔn)的規(guī)范化、程序化,以及對(duì)企業(yè)系統(tǒng)化的管理和標(biāo)準(zhǔn)化的考核,都會(huì)對(duì)企業(yè)質(zhì)量管理有著很大的幫助。本文首先介紹了研究的背景,意義以及內(nèi)容,對(duì)ISO9000質(zhì)量管理體系的原則和過(guò)程方法予以介紹,對(duì)現(xiàn)今房地產(chǎn)項(xiàng)目工程管理內(nèi)容和以及房地產(chǎn)施工管理要點(diǎn)進(jìn)行說(shuō)明。通過(guò)對(duì)體系的運(yùn)行分析,作出相關(guān)的質(zhì)量評(píng)價(jià)。本文通過(guò)A房地產(chǎn)公司的寫字樓工程在建項(xiàng)目,結(jié)合理論研究與實(shí)際情況,將施工質(zhì)量評(píng)價(jià)體系引入公司的在建寫字樓項(xiàng)目中,根據(jù)質(zhì)量管理體系在項(xiàng)目中的運(yùn)行情況,進(jìn)而運(yùn)用層次分析法來(lái)評(píng)價(jià)質(zhì)量管理的效果,并提出改進(jìn)措施,從而使房地產(chǎn)企業(yè)的施工管理更加規(guī)范,有利于提高企業(yè)的施工質(zhì)量管理水平。
[Abstract]:With the continuous improvement of people's living standards and the increasing demand for housing, the problem of housing quality has naturally become a topic of public concern. In recent years, with the growth of the real estate industry slowing down, The real estate market tends to saturation, the competition within the industry also becomes more and more intense. Real estate developers hope that the reputation of real estate companies, the quality of the houses built, and maintain sufficient competitiveness in the market. This requires that the construction activities of enterprises need to be standardized management and standardized procedures to ensure the quality of housing control. Nowadays, more and more real estate enterprises have strengthened the control of housing quality through the implementation of ISO9000 quality management system, because of the standardization and procedure of ISO9000 family standards, as well as the systematic management and standardized assessment of enterprises. Both will be of great help to the quality management of enterprises. Firstly, this paper introduces the background, significance and content of the research, introduces the principles and process methods of ISO9000 quality management system, and explains the management contents and key points of real estate construction management. Through the analysis of the operation of the system, the relevant quality evaluation is made. In this paper, the construction quality evaluation system is introduced into the office building project of A real estate company according to the operation of the quality management system in the project, combined with the theoretical research and the actual situation, the construction quality evaluation system is introduced into the office building project under construction in A real estate company, according to the running situation of the quality management system in the project. Then the effect of quality management is evaluated by analytic hierarchy process (AHP) and the improvement measures are put forward so that the construction management of real estate enterprises can be more standardized and the level of construction quality management will be improved.
