城市綜合體功能定位方案的多屬性群決策研究

【摘要】:隨著我國(guó)城市化進(jìn)程的發(fā)展及大量人才的涌入,城市綜合體作為一種新型的房地產(chǎn)開發(fā)模式己成為城市建設(shè)的重要手段之一。現(xiàn)階段我國(guó)城市綜合體建設(shè)如火如荼,但是由于城市綜合體涉及的經(jīng)濟(jì)、社會(huì)和城市發(fā)展水平等問題的復(fù)雜性、區(qū)域性和階段性,以及缺乏系統(tǒng)的城市規(guī)劃引導(dǎo),開發(fā)商對(duì)于城市綜合體功能定位方案的選取存在一定的問題,開發(fā)商對(duì)城市綜合體功能定位時(shí),忽略不同功能類型的城市綜合體的特點(diǎn)以及價(jià)值,往往直接照搬國(guó)內(nèi)外知名城市綜合體案例。目前已有的對(duì)城市綜合體功能定位方案的評(píng)判方法,大都從經(jīng)濟(jì)角度出發(fā),沒有考慮各個(gè)功能系統(tǒng)之間的協(xié)同與沖突作用,忽略了城市綜合體的整體復(fù)合性。 在此背景下,本文對(duì)城市綜合體功能定位方案進(jìn)行研究,重點(diǎn)對(duì)城市綜合體的價(jià)值及功能定位進(jìn)行分析,以經(jīng)濟(jì)與社會(huì)雙重效益最大化入手,建立城市綜合體功能定位方案多屬性群決策模型。本文主要研究?jī)?nèi)容如下: (1)分析各個(gè)功能系統(tǒng)涵蓋的內(nèi)容以及在城市綜合體中發(fā)揮的價(jià)值,并對(duì)各項(xiàng)功能系統(tǒng)之間的相互關(guān)系、各項(xiàng)功能在城市綜合體中的地位進(jìn)行闡述,對(duì)其價(jià)值進(jìn)行分析。 (2)從經(jīng)濟(jì)和社會(huì)雙重效益最大化的角度出發(fā),建立城市綜合體功能定位方案的評(píng)價(jià)體系,并運(yùn)用U-OWA算子和U-CWAA算子,建立城市綜合體功能定位方案多屬性群決策模型。 (3)運(yùn)用建立的多屬性群決策模型對(duì)青島“海上嘉年華”城市綜合體的功能定位方案進(jìn)行評(píng)價(jià)與研判,為今后同類型城市綜合體項(xiàng)目建設(shè)前期的功能定位提供了參考。
[Abstract]:With the development of urbanization and the influx of talents, urban complex as a new type of real estate development model has become one of the important means of urban construction. At the present stage, urban complex construction is in full swing in our country. However, due to the complexity of the economic, social and urban development level involved in the urban complex, the region and stages, and the lack of systematic urban planning guidance, Developers have some problems in the selection of urban complex functional positioning scheme, developers ignore the characteristics and value of different functional types of urban complex. Often directly copy the domestic and foreign famous urban complex case. At present, most of the existing evaluation methods for the functional positioning of urban complex are from the economic point of view, and do not consider the synergy and conflict between the various functional systems, thus neglecting the overall complexity of the urban complex. Under this background, this paper studies the function orientation scheme of urban complex, focuses on the analysis of the value and function orientation of urban complex, and starts with the maximization of economic and social benefits. The multi-attribute group decision model of the function location scheme of urban complex is established. The main contents of this paper are as follows: (1) analyze the contents of each functional system and its value in the urban complex, and analyze the relationship between each functional system. The status of each function in the urban complex is expounded, and its value is analyzed. (2) from the angle of maximizing the economic and social benefits, the evaluation system of the function orientation scheme of the urban complex is established. And using U-OWA operator and U-CWAA operator, The multi-attribute group decision model is established. (3) the multi-attribute group decision model is used to evaluate and judge the function orientation scheme of Qingdao Marine Carnival. It provides a reference for the function orientation of the same type of urban complex project in the early stage of construction.
