某商住一體樓結(jié)構(gòu)設計與技術經(jīng)濟分析

【摘要】:隨著中國建筑業(yè)的發(fā)展,房地產(chǎn)市場競爭日益加劇,建筑企業(yè)為了謀求更好的生存和發(fā)展,必須加強項目的經(jīng)濟成本控制,提高市場競爭力。在建筑成本控制中,設計階段的考量對工程經(jīng)濟性控制起到指導性、決定性的作用,這就對設計階段的經(jīng)濟成本控制提出了更高的要求。項目方案的綜合性能的優(yōu)劣,不僅表現(xiàn)在技術性能上的優(yōu)勢,經(jīng)濟性能也是一個非常重要的衡量指標。因此,將技術與經(jīng)濟綜合考慮到實際結(jié)構(gòu)設計方案中,顯得尤為重要。本論文以現(xiàn)今較流行的loft高層商住一體樓為研究對象,采用跨學科、定性與定量相結(jié)合等方法進行了研究,主要內(nèi)容如下:(1)以某loft高層商住一體樓為例,對該工程進行結(jié)構(gòu)選型,確定了框架剪力墻結(jié)構(gòu)和框支剪力墻結(jié)構(gòu)這兩種結(jié)構(gòu)方案的布置。采用現(xiàn)行的結(jié)構(gòu)設計規(guī)范和PKPM結(jié)構(gòu)設計軟件,對這兩種方案進行結(jié)構(gòu)建模、計算和調(diào)整。根據(jù)電算結(jié)果,對兩種結(jié)構(gòu)布置方案整體指標進行了詳細對比分析。(2)對兩種結(jié)構(gòu)設計方案進行經(jīng)濟指標和敏感性分析。對框架剪力墻結(jié)構(gòu)和框支剪力墻結(jié)構(gòu)的主要工程量進行橫向和縱向的比較,找出兩種方案的工程量的不同特點。介紹了敏感性分析原理,并在工程實例中進行了應用,找出影響不同結(jié)構(gòu)設計方案土建造價的敏感因素,供結(jié)構(gòu)設計及投資決策參考。(3)運用價值工程理論對工程項目實例進行技術與經(jīng)濟的綜合分析,先后經(jīng)過功能系數(shù)的確定、成本系數(shù)的確定、價值系數(shù)的計算到最后的方案的評價分析。通過分析,較為全面的對方案技術與經(jīng)濟性能進行了評價,并為設計人員提出了結(jié)構(gòu)設計方案優(yōu)選的思路。
[Abstract]:With the development of Chinese construction industry, the competition in real estate market is becoming more and more serious. In order to survive and develop better, construction enterprises must strengthen the economic cost control of projects and improve the market competitiveness. In the construction cost control, the consideration of the design stage plays a guiding and decisive role in the engineering economic control, which puts forward higher requirements for the economic cost control in the design stage. The advantages and disadvantages of the comprehensive performance of the project are not only the advantages of the technical performance, but also the economic performance is a very important measurement index. Therefore, it is very important to integrate technology and economy into actual structural design. This paper takes the loft high-rise commercial and residential building as the research object, and adopts the interdisciplinary, qualitative and quantitative methods to study it. The main contents are as follows: (1) taking a loft high-rise commercial and residential building as an example, The structure selection of the project is carried out, and the arrangement of the frame shear wall structure and the frame supported shear wall structure is determined. Using the current structural design specification and PKPM structural design software, the structural modeling, calculation and adjustment of these two schemes are carried out. According to the results of computer calculation, the whole index of the two structural layout schemes is compared and analyzed in detail. (2) the economic index and sensitivity analysis of the two structural design schemes are carried out. This paper introduces the principle of sensitivity analysis, and applies it to engineering examples to find out the sensitive factors that affect the civil construction cost of different structural design schemes.
