某商住一體樓結(jié)構(gòu)設(shè)計(jì)與技術(shù)經(jīng)濟(jì)分析

【摘要】:隨著中國(guó)建筑業(yè)的發(fā)展,房地產(chǎn)市場(chǎng)競(jìng)爭(zhēng)日益加劇,建筑企業(yè)為了謀求更好的生存和發(fā)展,必須加強(qiáng)項(xiàng)目的經(jīng)濟(jì)成本控制,提高市場(chǎng)競(jìng)爭(zhēng)力。在建筑成本控制中,設(shè)計(jì)階段的考量對(duì)工程經(jīng)濟(jì)性控制起到指導(dǎo)性、決定性的作用,這就對(duì)設(shè)計(jì)階段的經(jīng)濟(jì)成本控制提出了更高的要求。項(xiàng)目方案的綜合性能的優(yōu)劣,不僅表現(xiàn)在技術(shù)性能上的優(yōu)勢(shì),經(jīng)濟(jì)性能也是一個(gè)非常重要的衡量指標(biāo)。因此,將技術(shù)與經(jīng)濟(jì)綜合考慮到實(shí)際結(jié)構(gòu)設(shè)計(jì)方案中,顯得尤為重要。本論文以現(xiàn)今較流行的loft高層商住一體樓為研究對(duì)象,采用跨學(xué)科、定性與定量相結(jié)合等方法進(jìn)行了研究,主要內(nèi)容如下:(1)以某loft高層商住一體樓為例,對(duì)該工程進(jìn)行結(jié)構(gòu)選型,確定了框架剪力墻結(jié)構(gòu)和框支剪力墻結(jié)構(gòu)這兩種結(jié)構(gòu)方案的布置。采用現(xiàn)行的結(jié)構(gòu)設(shè)計(jì)規(guī)范和PKPM結(jié)構(gòu)設(shè)計(jì)軟件,對(duì)這兩種方案進(jìn)行結(jié)構(gòu)建模、計(jì)算和調(diào)整。根據(jù)電算結(jié)果,對(duì)兩種結(jié)構(gòu)布置方案整體指標(biāo)進(jìn)行了詳細(xì)對(duì)比分析。(2)對(duì)兩種結(jié)構(gòu)設(shè)計(jì)方案進(jìn)行經(jīng)濟(jì)指標(biāo)和敏感性分析。對(duì)框架剪力墻結(jié)構(gòu)和框支剪力墻結(jié)構(gòu)的主要工程量進(jìn)行橫向和縱向的比較,找出兩種方案的工程量的不同特點(diǎn)。介紹了敏感性分析原理,并在工程實(shí)例中進(jìn)行了應(yīng)用,找出影響不同結(jié)構(gòu)設(shè)計(jì)方案土建造價(jià)的敏感因素,供結(jié)構(gòu)設(shè)計(jì)及投資決策參考。(3)運(yùn)用價(jià)值工程理論對(duì)工程項(xiàng)目實(shí)例進(jìn)行技術(shù)與經(jīng)濟(jì)的綜合分析,先后經(jīng)過(guò)功能系數(shù)的確定、成本系數(shù)的確定、價(jià)值系數(shù)的計(jì)算到最后的方案的評(píng)價(jià)分析。通過(guò)分析,較為全面的對(duì)方案技術(shù)與經(jīng)濟(jì)性能進(jìn)行了評(píng)價(jià),并為設(shè)計(jì)人員提出了結(jié)構(gòu)設(shè)計(jì)方案優(yōu)選的思路。
[Abstract]:With the development of Chinese construction industry, the competition in real estate market is becoming more and more serious. In order to survive and develop better, construction enterprises must strengthen the economic cost control of projects and improve the market competitiveness. In the construction cost control, the consideration of the design stage plays a guiding and decisive role in the engineering economic control, which puts forward higher requirements for the economic cost control in the design stage. The advantages and disadvantages of the comprehensive performance of the project are not only the advantages of the technical performance, but also the economic performance is a very important measurement index. Therefore, it is very important to integrate technology and economy into actual structural design. This paper takes the loft high-rise commercial and residential building as the research object, and adopts the interdisciplinary, qualitative and quantitative methods to study it. The main contents are as follows: (1) taking a loft high-rise commercial and residential building as an example, The structure selection of the project is carried out, and the arrangement of the frame shear wall structure and the frame supported shear wall structure is determined. Using the current structural design specification and PKPM structural design software, the structural modeling, calculation and adjustment of these two schemes are carried out. According to the results of computer calculation, the whole index of the two structural layout schemes is compared and analyzed in detail. (2) the economic index and sensitivity analysis of the two structural design schemes are carried out. The main engineering quantities of frame shear wall structure and frame-supported shear wall structure are compared horizontally and longitudinally, and the different characteristics of the two schemes are found out. This paper introduces the principle of sensitivity analysis, and applies it to engineering examples to find out the sensitive factors that affect the civil construction cost of different structural design schemes. For structural design and investment decision-making reference. (3) using the value engineering theory to carry on the technical and economic comprehensive analysis to the engineering project example, successively through the function coefficient determination, the cost coefficient determination, The calculation of the value coefficient to the final evaluation of the program analysis. Through analysis, the technical and economic performance of the scheme is evaluated comprehensively, and the idea of structural design scheme selection is put forward for designers.
