【摘要】：通過面板矩估計、脈沖響應(yīng)函數(shù)分析、方差分解及地區(qū)差異性分析等研究方法,實證分析了我國35個大中城市房價波動對地區(qū)經(jīng)濟增長的影響。結(jié)果發(fā)現(xiàn):房價波動會使地區(qū)經(jīng)濟增長在短時期內(nèi)出現(xiàn)正向變動,而在長期內(nèi)正向影響趨于消失;房價波動通過對城市人口數(shù)量的影響間接帶動房地產(chǎn)投資,進而影響地區(qū)經(jīng)濟的增長,且持續(xù)性強;房價上漲對地區(qū)經(jīng)濟增長的影響具有顯著的地區(qū)差異性,二線城市所受影響最為強烈,三線城市次之,一線城市最小,但一線城市房價波動對經(jīng)濟增長呈持續(xù)的負向影響。
[Abstract]:Through the methods of panel moment estimation, impulse response function analysis, variance decomposition and regional difference analysis, this paper empirically analyzes the impact of house price fluctuation on regional economic growth in 35 large and medium-sized cities in China. The fluctuation of house price indirectly drives the real estate investment through the influence of the number of urban population, and then affects the regional economic growth, and has a strong sustainability; the impact of house price rise on regional economic growth has a significant regional difference, the second-tier cities are the most strongly affected, the third-tier cities are the second, the first-tier cities are the smallest, but the first-tier cities are the least affected. Fluctuations have a negative impact on economic growth.
