【摘要】:房地產(chǎn)業(yè)特別是在過(guò)去十年的快速發(fā)展,已確立了國(guó)民經(jīng)濟(jì)的支柱產(chǎn)業(yè)地位。在經(jīng)歷了繁榮期后,房地產(chǎn)企業(yè)開(kāi)始反思這期間發(fā)生的幾次危機(jī),以及不斷推出的國(guó)家調(diào)控政策,傳統(tǒng)盈利模式顯然已經(jīng)不能支持房企的長(zhǎng)遠(yuǎn)發(fā)展。我國(guó)目前的GDP總量己位列世界第二,面對(duì)快速發(fā)展伴隨的高能耗,環(huán)境污染問(wèn)題,房地產(chǎn)業(yè)作為支柱產(chǎn)業(yè)必須尋求變革,發(fā)展綠色住宅項(xiàng)目,建立環(huán)保節(jié)能型社會(huì)。國(guó)家鼓勵(lì)建設(shè)綠色住宅項(xiàng)目的政策加速頒布,而房地產(chǎn)業(yè)競(jìng)爭(zhēng)日趨白熱化,F(xiàn)階段,綠色住宅項(xiàng)目成本較高,不可控因素較多,阻礙其推廣與發(fā)展,而國(guó)內(nèi)房地產(chǎn)開(kāi)發(fā)項(xiàng)目的成本控制水平還不高,開(kāi)發(fā)綠色住宅項(xiàng)目,要想有效地控制成本,迫切需要大量的實(shí)例數(shù)據(jù),作為研究發(fā)展的基礎(chǔ);谶@樣的背景,本論文旨在對(duì)房地產(chǎn)企業(yè)新建綠色住宅項(xiàng)目開(kāi)發(fā)的成本控制進(jìn)行分析,為房地產(chǎn)企業(yè)更好地控制成本、提高市場(chǎng)競(jìng)爭(zhēng)力提供幫助與建議,也為國(guó)家進(jìn)一步完善綠色建筑標(biāo)準(zhǔn)提供參考依據(jù),促進(jìn)全行業(yè)的健康發(fā)展,保障全社會(huì)的民生。 本文首先了解國(guó)內(nèi)外綠色建筑成本發(fā)展總體現(xiàn)狀,引用遠(yuǎn)洋沁山水項(xiàng)目進(jìn)行案例分析,分析綠色住宅項(xiàng)目成本構(gòu)成,確定新建綠色住宅項(xiàng)目成本的主要組成要素,進(jìn)行分析,為指導(dǎo)相關(guān)企業(yè)開(kāi)發(fā)綠色住宅項(xiàng)目成本控制提供依據(jù)和案例參照。 作者運(yùn)用科學(xué)分析方法,確定主要成本控制要素,次要成本控制要素和一般成本控制要素。針對(duì)案例,運(yùn)用成本控制理論和方法,得出綠色住宅項(xiàng)目成本控制的對(duì)策。為房地產(chǎn)企業(yè)探尋出一種科學(xué)的、有序的、可持續(xù)發(fā)展的綠色住宅項(xiàng)目成本控制方法?梢詾楦鱾(gè)相關(guān)部門(mén)決策提供參考依據(jù)和技術(shù)支持。
[Abstract]:The real estate industry, especially the rapid development in the past ten years, has established the pillar industry status of the national economy. After the boom period, real estate companies began to reflect on several crises that occurred during this period, as well as the introduction of state regulation and control policies, the traditional profit model has obviously not been able to support the long-term development of housing enterprises. The total amount of GDP in China ranks second in the world at present. Facing the problems of high energy consumption and environmental pollution accompanied by rapid development, the real estate industry, as a pillar industry, must seek for reform, develop green housing projects, and establish an environment-friendly and energy-saving society. The government encourages the construction of green housing projects to accelerate the promulgation of policies, and the real estate industry increasingly fierce competition. At present, the cost of green housing project is high, and there are many uncontrollable factors, which hinder its promotion and development. However, the cost control level of domestic real estate development project is not high. In order to effectively control the cost of developing green housing project, There is an urgent need for a large number of case data as the basis for research and development. Based on this background, this paper aims to analyze the cost control of the development of new green housing projects in real estate enterprises, so as to provide help and suggestions for real estate enterprises to better control costs and improve market competitiveness. It also provides reference for the country to further improve the green building standards, promote the healthy development of the whole industry, and ensure the people's livelihood of the whole society. In this paper, we first understand the overall development of green building costs at home and abroad, cite ocean Qinshan landscape project for case analysis, analyze the cost composition of green housing projects, determine the main elements of the cost of new green housing projects, and analyze the main elements. To guide related enterprises to develop green housing project cost control to provide the basis and case reference. The author uses the scientific analysis method to determine the main cost control elements, the secondary cost control elements and the general cost control elements. In view of the case, the cost control theory and method are used to obtain the countermeasures of green housing project cost control. To explore a scientific, orderly, sustainable development of green housing project cost control method for real estate enterprises. It can provide reference and technical support for all relevant departments.
