【摘要】：本文實證研究房地產限購政策對房地產市場成交量和房價的影響,結果指出,房地產限購政策能夠顯著抑制房價上漲,但房價的降幅較為輕微,呈現(xiàn)出房價回調的前期階段特征。房地產限購政策取得了階段性的積極效果,然而限購政策的長期延續(xù)效果適得其反。
[Abstract]:This paper empirically studies the effect of the real estate purchase restriction policy on the real estate market turnover and house prices. The results show that the real estate purchase restriction policy can significantly restrain the rise of house prices, but the decline of house prices is relatively small. It presents the early stage characteristics of house price correction. The real estate purchase restriction policy has achieved positive effect, however, the long-term continuation effect of the real estate purchase restriction policy is counterproductive.
