【摘要】:隨著我國(guó)經(jīng)濟(jì)的迅速發(fā)展、農(nóng)村城鎮(zhèn)化的速度逐年加快,房地產(chǎn)行業(yè)也進(jìn)入了一個(gè)新的發(fā)展階段。房地產(chǎn)投資數(shù)額大、投資周期長(zhǎng)、變現(xiàn)能力差的特性決定了房地產(chǎn)是一個(gè)高風(fēng)險(xiǎn)的行業(yè),其投資過(guò)程存在潛在風(fēng)險(xiǎn)。目前國(guó)內(nèi)對(duì)房地產(chǎn)風(fēng)險(xiǎn)管理的研究還不夠深入,定性分析和經(jīng)驗(yàn)決策仍然是房地產(chǎn)開發(fā)經(jīng)營(yíng)風(fēng)險(xiǎn)分析中常用的方法,也很少有系統(tǒng)的定量研究方法的應(yīng)用。 針對(duì)上述情況,本文結(jié)合了風(fēng)險(xiǎn)管理理論與房地產(chǎn)實(shí)際案例,從項(xiàng)目風(fēng)險(xiǎn)管理流程出發(fā),對(duì)A市天和苑項(xiàng)目進(jìn)行分析與研究。 本文首先簡(jiǎn)要介紹了房地產(chǎn)開發(fā)項(xiàng)目風(fēng)險(xiǎn)管理理論。項(xiàng)目管理的流程通常包括:風(fēng)險(xiǎn)識(shí)別、風(fēng)險(xiǎn)評(píng)估、風(fēng)險(xiǎn)應(yīng)對(duì)與監(jiān)控;定量和定性方法是常用的風(fēng)險(xiǎn)識(shí)別方法;然后分析了A市房地產(chǎn)的整體狀況和天和苑項(xiàng)目的特點(diǎn);最后以天和苑項(xiàng)目為例,運(yùn)用風(fēng)險(xiǎn)識(shí)別技術(shù),系統(tǒng)地總結(jié)了該項(xiàng)目的風(fēng)險(xiǎn),歸納了各個(gè)階段的風(fēng)險(xiǎn)應(yīng)對(duì)措施,建立一套適合天和苑項(xiàng)目的風(fēng)險(xiǎn)管理體系,以期能夠幫助投資商進(jìn)行風(fēng)險(xiǎn)管理。 針對(duì)天和苑項(xiàng)目風(fēng)險(xiǎn)管理的研究,本文旨在提供一種理解分析問(wèn)題的思路和基本的方法,提高房地產(chǎn)開發(fā)企業(yè)對(duì)風(fēng)險(xiǎn)控制的認(rèn)識(shí),增強(qiáng)房地產(chǎn)開發(fā)企業(yè)風(fēng)險(xiǎn)識(shí)別、風(fēng)險(xiǎn)評(píng)估和風(fēng)險(xiǎn)應(yīng)對(duì)能力,提高項(xiàng)目的抗風(fēng)險(xiǎn)能力。在確保項(xiàng)目獲得成功的同時(shí)為更深入的房地產(chǎn)風(fēng)險(xiǎn)研究起到基礎(chǔ)性作用。
[Abstract]:With the rapid development of China's economy, the speed of rural urbanization is accelerating year by year, and the real estate industry has entered a new stage of development.The characteristics of large amount of real estate investment long investment cycle and poor liquidity determine that real estate is a high-risk industry and its investment process has potential risks.At present, the research on real estate risk management is not deep enough, qualitative analysis and empirical decision are still common methods in risk analysis of real estate development and management, and there are few systematic quantitative research methods.In view of the above situation, this paper combines the theory of risk management with the real estate case, from the project risk management process, to A City Tianhe Court project analysis and research.This paper first briefly introduces the theory of risk management in real estate development projects.The process of project management usually includes: risk identification, risk assessment, risk response and monitoring, quantitative and qualitative methods are commonly used risk identification methods, and then analyzes the overall situation of real estate in A city and the characteristics of Tianheyuan project.Finally, taking Tianheyuan project as an example, using the technology of risk identification, this paper systematically summarizes the risk of the project, summarizes the risk response measures in each stage, and establishes a set of risk management system suitable for the Tianheyuan project.In order to help investors to carry out risk management.In view of the research of risk management in Tianheyuan Project, this paper aims to provide a way to understand and analyze the problem, to improve the understanding of risk control in real estate development enterprises, and to enhance the risk identification of real estate development enterprises.Risk assessment and risk response ability to improve the project's ability to resist risks.In order to ensure the success of the project at the same time for a deeper study of real estate risk play a fundamental role.
