【摘要】：在房地產(chǎn)開發(fā)決策分析過程中,項(xiàng)目可行性研究是十分重要的,而且為房地產(chǎn)開發(fā)者申請(qǐng)項(xiàng)目貸款、商務(wù)談判和有關(guān)合同簽訂提供依據(jù)。通過房地產(chǎn)項(xiàng)目可行性研究,可以減少投資決策的盲目性,提高房地產(chǎn)企業(yè)的經(jīng)濟(jì)效益和促進(jìn)城市土地的合理使用,為項(xiàng)目帶來更大的經(jīng)濟(jì)效益和社會(huì)效益。 濰坊市位于山東半島中部,是風(fēng)箏的發(fā)祥地,是舉世聞名的世界風(fēng)箏都,是山東半島都市群最大城市,是中國(guó)人居環(huán)境獎(jiǎng)城市、國(guó)家環(huán)保模范城市、國(guó)家衛(wèi)生城市、國(guó)家園林城市。濰坊地扼山東內(nèi)陸腹地通往半島地區(qū)的咽喉,是山東半島的交通樞紐。膠濟(jì)鐵路橫貫市境東西,濰坊港一個(gè)國(guó)家一類開放口岸、羊口港一個(gè)國(guó)家二類開放口岸。濰坊機(jī)場(chǎng)已開通北京、上海、廣州、�？�、重慶、大連等航線,是全國(guó)四大航空郵件處理中心之一。濰坊大觀天下項(xiàng)目也是公司進(jìn)駐濰紡的重點(diǎn)項(xiàng)目,為進(jìn)一步分析大觀天下項(xiàng)目的可行性,不斷完善和補(bǔ)充原有的初步規(guī)劃,本文以濰坊大觀天下項(xiàng)目可行性研究為課題,為房地產(chǎn)開發(fā)的后期工作奠定基礎(chǔ)。 本文運(yùn)用文獻(xiàn)分析法、統(tǒng)計(jì)分析法和歸納法等研究方法,結(jié)合統(tǒng)計(jì)學(xué)、市場(chǎng)營(yíng)銷學(xué)、管理學(xué)和財(cái)務(wù)管理學(xué)等理論知識(shí)來進(jìn)行研究工作。論文先以濰坊大觀天下項(xiàng)目為背景,在闡述房地產(chǎn)項(xiàng)目可行性研究相關(guān)理論的基礎(chǔ)上,分析了濰坊大觀天下項(xiàng)目的宏觀環(huán)境,以及濰坊房地產(chǎn)市場(chǎng)現(xiàn)狀,對(duì)整個(gè)項(xiàng)目的基本情況進(jìn)行了介紹。然后從項(xiàng)目概況、市場(chǎng)環(huán)境、市場(chǎng)定位與開發(fā)規(guī)劃、開發(fā)成本分析、財(cái)務(wù)評(píng)價(jià)等方面介紹了濰坊大觀天下項(xiàng)目的背景、概況,最后對(duì)濰坊大觀天下項(xiàng)目進(jìn)行了風(fēng)險(xiǎn)分析及研究了相應(yīng)對(duì)策,得出了可行性研究綜合結(jié)論,提出了相關(guān)投資建議。 通過論文研究,旨在完善濰坊大觀天下項(xiàng)目初步規(guī)劃的同時(shí),為項(xiàng)目的具體實(shí)施提供指導(dǎo),同時(shí)也能給其它有意向進(jìn)駐濰坊房地產(chǎn)市場(chǎng)的企業(yè)提供一定借鑒。
[Abstract]:In the process of real estate development decision analysis, project feasibility study is very important, and provides the basis for real estate developers to apply for project loan, business negotiation and contract signing.Through the feasibility study of real estate project, the blindness of investment decision can be reduced, the economic benefit of real estate enterprise can be improved and the rational use of urban land can be promoted, which will bring more economic and social benefits to the project.Weifang is located in the middle of Shandong Peninsula, is the birthplace of kites, is the world famous kite capital, is the largest city in Shandong Peninsula urban group, is the city of China Habitat Environment Award, the national environmental protection model city, the national health city.A national garden city.Weifang the hinterland of Shandong Province leads to the throat of the peninsula, Shandong Peninsula is the transportation hub.Jiaoji railway across the city territory east-west Weifang port a national open port Yangkou port a second-class open port.Weifang Airport has opened Beijing, Shanghai, Guangzhou, Haikou, Chongqing, Dalian and other routes, is one of the four major air mail processing centers.Weifang Daguan World Project is also a key project for the company to be stationed in Weichang. In order to further analyze the feasibility of the Dajing World Project and to continuously improve and supplement the original preliminary planning, this paper focuses on the Weifang Daguan World Project Feasibility study.For the real estate development of the late work laid the foundation.This paper uses the methods of literature analysis, statistical analysis and induction, and combines the theoretical knowledge of statistics, marketing, management and financial management to carry out research work.Based on the theory of the feasibility study of the real estate project, the paper firstly analyzes the macro environment of the project and the present situation of the real estate market in Weifang.The basic information of the whole project is introduced.Then from the project overview, market environment, market positioning and development planning, development cost analysis, financial evaluation and other aspects of Weifang large-scale view of the world project background, general situation,Finally, the risk analysis and corresponding countermeasures of Weifang Daguan world project are carried out, the comprehensive conclusion of feasibility study is obtained, and relevant investment suggestions are put forward.Through the research of the paper, the paper aims to perfect the preliminary planning of Weifang Dajing world project, at the same time to provide guidance for the specific implementation of the project, but also to provide certain reference to other enterprises that want to enter the Weifang real estate market.
