【摘要】：近幾年,房地產市場迅猛發(fā)展,由房地產開發(fā)項目投資所產生的經濟效益已成為帶動地域經濟發(fā)展的助推劑。然而,我國的房地產市場發(fā)展仍然存在時間短、發(fā)展迅速、與房地產開發(fā)相關的理論和監(jiān)管體系發(fā)展滯后的問題,一定數(shù)量的中小房地產企業(yè)都存在管理差、抗風險能力低、競爭能力不足、管理觀念弱等問題,如不重視,就會面臨被市場淘汰。如何在競爭激烈的房地產市場搶占一席之地,從而實現(xiàn)企業(yè)利潤的最大化,是各房地產開發(fā)企業(yè)面臨的重要問題,而解決這些問題的關鍵所在,就是要將科學的項目過程管理理論方法運用到開發(fā)項目實踐中去,只有掌握科學的項目過程管理理論,才能提高開發(fā)企業(yè)對開發(fā)項目的整體駕馭水平,從而最大化的提高企業(yè)利潤。本文以X商貿城開發(fā)項目過程管理為例,以項目管理理論為基礎,通過對案例管理過程的具體剖析闡述,發(fā)現(xiàn)X商貿城開發(fā)項目在管理中存在的問題。同時,結合本人實際參與X商貿城開發(fā)過程中的所感所想,深刻分析其中的原因,并結合實際提出了解決措施,為以后的房地產開發(fā)項目過程管理提供有力借鑒。
[Abstract]:In recent years, with the rapid development of real estate market, the economic benefits generated by the investment of real estate development projects have become the booster of regional economic development. However, the development of real estate market in our country still exists for a short time and develops rapidly. The development of theory and supervision system related to real estate development lags behind. A certain number of small and medium-sized real estate enterprises have some problems, such as poor management, low ability to resist risks, insufficient competition ability, weak management concept, etc. How to seize a place in the highly competitive real estate market so as to maximize the profits of the enterprises is an important problem faced by the real estate development enterprises, and the key to solve these problems is to solve these problems. It is necessary to apply scientific project process management theory and method to the development project practice. Only by mastering the scientific project process management theory can the development enterprise improve its overall level of control over the development project. In order to maximize the profits of enterprises. This paper takes the X commercial city development project process management as an example, based on the project management theory, through the specific analysis of the case management process, The problems in the management of the X commercial city development project are found. At the same time, combined with my actual participation in the process of development of X commercial city, the author deeply analyzes the reasons, and puts forward the solving measures in combination with the actual situation. For the future real estate development project process management to provide a strong reference.
