【摘要】:隨著經(jīng)濟(jì)的發(fā)展,房地產(chǎn)行業(yè)已經(jīng)發(fā)展成為我國(guó)重要的經(jīng)濟(jì)支柱。房地產(chǎn)行業(yè)是單位勞動(dòng)占用資金量較多的產(chǎn)業(yè)部門,是個(gè)典型的資金密集型行業(yè),它包括生產(chǎn)流程、消費(fèi)流程、流通流程等。如果沒(méi)有大量的基金來(lái)支撐,是不可能完成良好的運(yùn)轉(zhuǎn)的。房地產(chǎn)行業(yè)具有高風(fēng)險(xiǎn)、高回報(bào)的特點(diǎn),它能否健康穩(wěn)定的發(fā)展已成為業(yè)內(nèi)關(guān)注的焦點(diǎn)。因此要想讓房地產(chǎn)行業(yè)健康、持續(xù)地發(fā)展,首先就要解決其融資問(wèn)題。一方面因?yàn)?從2014年開(kāi)始,我國(guó)逐步放緩經(jīng)濟(jì)增長(zhǎng)的步伐,實(shí)行以穩(wěn)為主的宏觀經(jīng)濟(jì)政策,這導(dǎo)致房量、房?jī)r(jià)都呈現(xiàn)下降的趨勢(shì),房地產(chǎn)的投資速度也逐漸變緩;另一方面因?yàn)?我國(guó)國(guó)內(nèi)尚未形成健全的房地產(chǎn)金融市場(chǎng),導(dǎo)致企業(yè)缺乏足夠的資金來(lái)擴(kuò)張發(fā)展,最后不得不向銀行等金融機(jī)構(gòu)貸款,“舉債度日”、“借貸開(kāi)發(fā)”的現(xiàn)象屢見(jiàn)不鮮;以上兩方面都給我國(guó)房地產(chǎn)公司的發(fā)展造成了巨大的影響。因此,促進(jìn)我國(guó)房地產(chǎn)企業(yè)健康、穩(wěn)定地發(fā)展的前提就是有效解決其融資問(wèn)題。本文主要采用的是理論與實(shí)踐相結(jié)合的案例分析法,選擇具有代表性的房地產(chǎn)公司即XD房地產(chǎn)公司。主要內(nèi)容是分析其融資產(chǎn)生的問(wèn)題,并在此基礎(chǔ)上進(jìn)行總結(jié),最后針對(duì)其產(chǎn)生問(wèn)題的原因提出有效的建議。最終目的是緩解該公司的融資問(wèn)題,讓其更好地發(fā)展。本文首先介紹的是研究背景、目的、意義以及方法,其次梳理了國(guó)內(nèi)外相關(guān)文件,闡述了融資的概念、特點(diǎn)、方式、影響因素以及理論基礎(chǔ),再次通過(guò)搜集各種數(shù)據(jù)、信息以及對(duì)公司的實(shí)地考察,分析總結(jié)出其融資方面存在的問(wèn)題,以此為基礎(chǔ)闡述產(chǎn)生問(wèn)題的原因,最后提出有效的解決對(duì)策。本文通過(guò)對(duì)XD房地產(chǎn)公司融資問(wèn)題的分析,得出以下結(jié)論:首先該公司要想提升自身的融資能力,就要提升自身創(chuàng)造現(xiàn)金流的能力。其次,房地產(chǎn)公司在進(jìn)行融資決策的時(shí)候,應(yīng)該準(zhǔn)確、科學(xué)地評(píng)估各種融資方式所產(chǎn)生的融資風(fēng)險(xiǎn),權(quán)衡好風(fēng)險(xiǎn)和收益之間的關(guān)系,對(duì)可能的融資風(fēng)險(xiǎn)進(jìn)行防范和規(guī)避。最后,多元化的融資方式是房地產(chǎn)公司未來(lái)發(fā)展的趨勢(shì),該公司可以借助其有效進(jìn)行融資。
[Abstract]:With the economic development, the real estate industry has become an important pillar of our economy. Real estate industry is a typical capital-intensive industry, which includes production process, consumption process, circulation process and so on. Without a lot of funds to support, it is impossible to do a good job. The real estate industry has the characteristics of high risk and high return, whether it can develop healthily and stably has become the focus of attention. Therefore, to make the real estate industry healthy and sustainable development, we must first solve its financing problem. On the one hand, since 2014, China has gradually slowed down the pace of economic growth, the implementation of a stable macroeconomic policy, which leads to a decline in housing volume, housing prices, the real estate investment rate has gradually slowed down; On the other hand, our country has not yet formed a sound real estate financial market, which has led to the lack of sufficient funds for expansion and development of enterprises. Finally, they have to borrow loans from banks and other financial institutions to "borrow money to survive their lives." The phenomenon of "loan development" is common, and the above two aspects have a great impact on the development of real estate companies in our country. Therefore, the premise of promoting healthy and stable development of Chinese real estate enterprises is to effectively solve their financing problems. This paper mainly adopts the case analysis method which combines theory with practice and chooses the representative real estate company XD real estate company. The main content is to analyze the problems arising from its financing, and on this basis to sum up, and finally to put forward effective suggestions for the causes of the problems. The ultimate goal is to ease the company's financing problems and make it better. This paper first introduces the research background, purpose, significance and methods, then combs the relevant documents at home and abroad, expounds the concept, characteristics, methods, influencing factors and theoretical basis of financing, and then collects various data. On the basis of analyzing and summing up the problems existing in financing, the paper expounds the causes of the problems, and finally puts forward some effective countermeasures. This paper analyzes the financing problems of XD real estate company and draws the following conclusions: firstly, if the company wants to improve its financing ability, it must enhance its ability to create cash flow. Secondly, real estate companies should accurately and scientifically evaluate the financing risks generated by various financing methods, weigh the relationship between risk and income, and prevent and avoid the possible financing risks. Finally, the diversification of financing is the trend of real estate companies in the future, the company can use its effective financing.
